How Much Does Epoxy Flooring Cost in Melbourne? (2026 Price Guide)

Epoxy flooring is one of the most cost-effective ways to upgrade a concrete slab in Melbourne, but quotes can swing widely depending on the system, the size of the floor and the condition of the existing concrete. This guide explains our published double garage package price, what is included in it, and the questions worth asking before signing any quote.

The One Price We Publish: The Double Garage Package

Our starting offer is for a sound standard double garage up to approximately 36m²: from $2,199 incl. GST. Final price and scope are confirmed after reviewing the slab. That package includes mechanical diamond grinding of the slab, minor slab repairs, two pigmented epoxy coats, a full flake broadcast that is scraped and vacuumed, and two UV-stable polyaspartic clear coats. It is typically completed over two days. See the full inclusions on our Double Garage Epoxy package page, and read more about the flake system itself in our Epoxy Flake Flooring Melbourne guide.

Why We Don't Publish Per-Metre Rates

Every other floor — different garage sizes, homes, decorative systems, pool surrounds and commercial spaces — is quoted after an on-site inspection. Publishing a per-square-metre rate without seeing the slab would be guessing: two 50m² garages can legitimately price very differently depending on preparation, repairs and the system chosen. We provide a site-specific written quote once the floor has been reviewed, so the price reflects the actual work required.

What Actually Drives the Price

Five factors move the number more than anything else: surface preparation, slab condition (cracks, oil contamination, moisture), the coating system specified, the finish (solid colour, flake, or a ground and sealed concrete look) and access. A floor with heavy oil staining, cracking or a failing previous coating needs more preparation, and preparation is where cut-price quotes cut corners.

Garage Epoxy: What to Expect

For a sound standard double garage up to approximately 36m², our full flake system starts from $2,199 incl. GST, covering mechanical diamond grinding, minor slab repairs, two pigmented epoxy coats, a full flake broadcast and two UV-stable polyaspartic clear coats, typically over two days. On a completed garage floor, foot traffic is generally fine after 24 hours and vehicles after 7 days, unless the installer advises otherwise for your floor. Larger garages, damaged slabs and non-standard layouts are inspected and quoted individually. Details and photos are on the Double Garage Epoxy page, with more examples in our Garage Epoxy Flooring Melbourne guide.

A Real Melbourne Garage: Ringwood, 40m²

One example gives a sense of the scale beyond the package: a residential double garage in Ringwood measuring 40m², fully ground and crack patched, then finished with a complete epoxy flake system in a Pipeline Grey base with Flint flake, completed over two days. At 40m² it is above the approximately 36m² our package covers, so larger floors like this one receive an individual quote. Photos and the full detail are in the Ringwood double garage epoxy flake case study.

Commercial and Warehouse Floors

Commercial floors are always quoted per project, and there is no published square-metre rate. The number moves with the floor area, how much grinding is needed to reach sound concrete, removal of old coatings, glue, paint or residue, the agreed static crack and surface repairs with existing joints assessed and left open, the system specified and the number of coats it is built from, access including docks, stairs, power, height and racking, and whether the work is staged in sections around your operation. Start on our commercial and industrial epoxy flooring page, or the pages for warehouse and factory floors and automotive workshop floors. Coatings, topcoats and return-to-service timing are specified per site rather than fixed across every commercial job.

Polished Concrete vs Epoxy: The Cost Comparison

Polished concrete, grind and seal and epoxy flake are all priced on inspection because each slab grinds differently. Epoxy flake is a popular choice for residential garages; polished concrete suits open-plan living areas where you want the stone itself on show. The real difference is finish and maintenance rather than a headline rate. Read more on polished concrete and grind and seal.

How to Compare Quotes Properly

Always compare like-for-like. Ask whether mechanical diamond grinding is included, what type of topcoat is being used, whether crack and patch repairs are itemised, how existing joints are treated, and how many coats are actually being applied. A very cheap quote with no mechanical preparation and a single thin coat is not cheaper: an underspecified system increases the risk of early failure or extra remedial work.
