Slab condition sets the starting point

The existing slab decides most of the labour. Cracks, spalling, patch repairs, trench lines and old tile beds all need attention before sealing. Previous coatings, paint, carpet glue, black cutback adhesive, tyre residue, oil and grease each have to be mechanically removed before the diamonds cut into sound concrete. Moisture in the slab matters too — older inner-Melbourne slabs and ground-level garages without a working membrane can drive moisture up under a topical sealer, so we check for it before recommending a system. Contamination, surface softness from bleed water, and power-float burnish all change how the floor grinds and how evenly the sealer takes.
